Privacy Policy

We may hold, as a paper record, details of your enquiry and booking and these paper records are retained securely by us in order to comply with legal and taxation requirements. We may also retain on our computer systems copies of email messages exchanged. We value your privacy and information held by us regarding our guests is never released to third parties except where we are legally required to do so and/or to reduce the risk of fraud.


We encourage payments made to ourselves to be made direct to our bank account, details of which can be found on our booking form and invoices. We do accept payment by credit card and always ask that card details be provided to us directly; where guests choose to give this information by email then this is at the guests own risk. After each credit card transaction is complete we always delete all card details from our own records. We use third party software with financial institutions to process some payments we receive and these agents may store details of transactions involving ourselves and clients in their records. We take all reasonable endeavours to ensure our clients data is secure.


The exchange of information with clients over the internet cannot always be guaranteed to be secure.


Where we provide links to third parties on our website guests and prospective guests will need to review separately the privacy policies of the websites they visit.


You have the right to access information we are holding relating to your contact with us and we have the right to recover from you our costs in providing you with the information you require.


Bookings are only accepted on the condition that the guest has read, understood and accepted all the terms and conditions listed below under Conditions of Hire. For bookings in excess of one month please contact us direct for our longer let terms and conditions.


We may change or amend our privacy policy and/or conditions of hire from time to time and your continued use of this site after any changes will constitute your acceptance of such change.

Conditions of Hire

Our conditions of hire on making a reservation are as follows:


  1. Bookings normally will be confirmed upon receipt of a completed booking form and required deposit. If the booking is made within 28 days of the commencement of hiring then payment is required in full.

  2. The balance of hire will be due 28 days before commencement of hire unless agreed otherwise.

  3. Hirers are recommended to obtain cancellation protection insurance.

  4. If notification of cancellation of a booking is received 56 days before commencement of hire then the outstanding balance of hire will not become due for payment. If notice of cancellation is received within the 56 day period prior to commencement of hire then the hirer is liable to pay the whole balance unless the property can be relet; the owners will use their best endeavours to achieve re-letting. In all cases the deposit paid will be forfeit. In all instances cancellations must be notified to the owners in writing or by email.

  5. The use of accommodation and amenities is at the user's risk. No responsibility can be accepted by the owners for any personal injury.

  6. Baggage and personal belongings are at the hirer's risk at all times. No responsibility can be accepted for loss or damage to any car or its contents.

  7. In no circumstances may more than the maximum number of persons as agreed at the outset of the hire occupy a property except with the prior agreement of the owners. Sub letting, sharing or assignment is not permitted.

  8. The owners reserve the right to refuse or revoke any bookings which in their opinion are unsuitable for any reason whatsoever.

  9. The hirer is responsible for the property and is expected to take all reasonable care of it. The property must be left clean and tidy at the end of the hire period. The owners reserve the right to charge for excessive cleaning.

  10. All damages and breakages are the legal responsibility of the hirer and their cost shall be refundable on demand. However, minor damage or breakage will not normally be charged. All breakages, breakdown of equipment or any other problems should be reported to the owners as soon as possible. The owners will use their best endeavours to remedy problems as soon as is practicable.

  11. Use of the access road from the public highway is at the risk of the user and their guests. All users are asked to respect the 20mph speed limit. In the event of any accident involving livestock neither the owners, the tenant farmer or the land owner can accept any liability.

  12. If the hirer is not completely satisfied with the accommodation, immediate contact should be made with the owners. In the event that any complaint cannot be resolved the owners reserve the right to refer the matter to the English Tourist Board for arbitration.

  13. Cottages are available from 4.00pm on the first day of hire and must be vacated by 10.00am on the final day of hire except where agreed to the contrary.

  14. Every care has been taken to ensure the accuracy of our website and all information given is in good faith. The owners cannot guarantee that listed nearby attractions will be open.

  15. Hirers, after reasonable notice, will allow the owners access to the hired accommodation for any reason the owners deem necessary for the continuance of their business and without notice for issues of a health and safety nature or where the enjoyment of other hirers of their accommodation is affect

  16. Use of the WiFi service is on the basis that the accommodation owners cannot guarantee connectivity with all forms of equipment used by hirers. It is expected that hirers use the internet reasonably, responsibly and in accordance with all applicable laws.
